About The Landings Association

The Landings Association provides the over four thousand home owners that live on Skidaway Island with comprehensive resources about their neighborhood, The Landings. This compendium of information is contained on their website. The Landings Association manages all of the information of their homeowners, security for the Landings community, and property dues to maintain the beauty and majesty of the neighborhood (e.g. road paving, tree planting and cutting, security personnel salaries, etc.). The Landings Association maintains well over twenty-five miles of paved roadway. Being a private community, The Landings and its association, must raise their own funds to maintain the integrity of streets and sidewalks. The community also boasts more than fifty miles of pathway for golf carts, pedestrians, and bicyclists. The Landings Association also owns and operates two fully staffed marinas, Landings Harbor, located on the Wilmington River across from Wassaw Sound, and Delegal Creek marina, conveniently located on the Intracoastal Waterway near Ossabaw Island. Everything for contracting and landscaping within the community, to budget management and baby-sitting lists, The Landings Association works hard to ensure that you are a satisfied resident and that properties within the community maintain their value.

The Landings Association is so dedicated to providing a residential atmosphere to property owners that TLA, as they are called, has conducted several surveys throughout the past five years learning about the overall satisfaction of residents. Initial polling by The Landings was conducted in 2004, 2006, and again in 2007. The Landings, in their unfaltering commitment to property owners, was interested in obtaining strategic information (e.g. the residents' opinions in which part of the neighborhood) about residents living in the Landings community. In fact, the last full report from polling was created in December of 2007 by Public Opinion Research Incorporated. The surveys were randomly distributed throughout different parts of The Landings. Of the two thousand surveys that were distributed, approximately fifty-five percent of those mailed were returned. The overwhelming return showed that residents were interested in expressing their current beliefs regarding their overall satisfaction.

The Landings Association 2007 Residential Survey Results

The results showed wholeheartedly that residents at The Landings were satisfied with their association and the neighborhood as a whole. The graph to the left shows the partial results from the survey given in 2007. As seen on the graph, more than ninety-five percent of homeowners said they were very satisfied or satisfied with The Landings and the Landings Association. The margins of error for the different parts of the Landings (i.e. Marshwood, Midpoint, Oakridge, Plantation, Deercreek) were generally between five and ten percent. In its entirety, the report polled residents on specific issues including security, Landings covenants, Landings Association marina satisfaction, overall service satisfaction with The Landings Association, and several other detailed polling areas. Most areas within the 2007 survey saw an increase in satisfaction with only the Landings internal communication and the Landings covenants losing some satisfaction from residents. The Landings Association also provides detailed statistical and informational data about the community. Because almost three fourths of the island is occupied by some part of The Landings, the Landings Association has designed and created an extremely detailed map identifying nature trails, roadways, house lots, and club locations. The map is rather large in size because of the amount of data contained within it. It can be found here.

The Landings Security

The Landings Security is part of The Landings Association; security personnel working for The Landings Association actively work to stop and prevent illegal and destructive activity on The Landings property. The Landings Association security personnel are part of the supposed Public Safety sector of the Landings Association. Throughout the Landings, several security gates are provided to ensure that only authorized parties enter into the Landings. A security force works twenty-four hours a day (1) to make certain that emergency personnel can find those who are in need, (2) to protect life and property at The Landings, and (3) to ensure the overall tranquility and peacefulness of The Landings residential community. In addition to and complementing these objectives, security personnel man two security gates: the North Gate, on the northern part of the island, and the Main Gate, directly from Georgia Road 204. The main gate is staffed by personnel at all hours of the day while the North gate is staffed from seven in the morning until seven in the evening. The other five gates are unmanned but still require that those wanting access have a bar code on their vehicle.
